The original 47,150 SF structure can be expanded to 194,432 SF; designed for maximum flexibility, it can be expanded from the rear or from the side or both. The design allows for an expansion of 6,000 SF of office space also.

The building is conveniently located on 25 acres in the Longview Business Park, a light industrial district with covenants that is less than one mile from Interstate 20.  The Park entry and exit is on US Hwy 259, a major north/south artery and is only 7 miles from the East Texas Regional Airport.  Shreveport, LA is one hour east, and Dallas is 2 hours west of property.

The 12" water main at the site and 8" sewer main is served by the City of Longview. AEP/SWEPCO is the electricity provider, and the building has a Dual-Feed system. Fiber Optic and 600 PR Copper Cable communications are available at the park.

This building has one 14' x 16' O.H.D and is designed for four additional doors to be completed by the owner - customize the building to fit your needs. Truck bays can be installed in the rear or on the side.

The walls are 24-gage Concealed Fastener architectural panels; R-10, with brick wainscot on the east and the south to 4'. Exhaust fans with louvers are in the place and the interior lighting consists of 6-lamp high bay fluorescent fixtures. The exterior has security lighting and architectural up lighting at the front of the building.
